Celebrating One Year of Home Ownership

Okay, so this post is a little late because we actually moved into our condo back in November, but I was so busy with the holidays that I completely forgot to post!

A little toast on the day we closed

Buying a home, especially in the crazy real estate market in Chicago, was super scary - it feels like you're signing your life away! But now, a year later, I'm so glad we did it. I seriously love our place. Jeff and I will literally look around all the time and talk about how we can't believe we actually live here.

It has been fun (and challenging - making decisions is hard!) to decorate a space that's truly ours for the first time, but we're finally starting to get to the point where it's feeling done. Before living here, Jeff and I lived together for two and a half years, but we rented Jeff's dad's house down in the South Loop, which was fully furnished from when his dad lived there in the early '90s and was totally not our style. Helloooo, giant glass dining room table! Now we have a place that's full of furniture that we found and love, and almost full of art we love (seriously, making decisions is super hard).

The year hasn't been completely easy for us. We thought we were moving into a completely move-in ready home, but it seemed like for the first couple of months that everything that could break, did break. I guess that's what they say is going to happen when you buy your first home, but I still wasn't ready for it! We had our oven, dishwasher, and freezer repaired in the kitchen, a leak in our roof fixed twice, leaking windows repaired, a big patch of moldy drywall replaced (and repainted by me!), and had work done on our fireplace and furnace - whew! I'm hoping that year two is a bit easier, both for our wallets and for my stress level!

We also got the chance to do a little construction we wanted, and added a deck to our roof! The gigantic private roof space was one of the major selling points for this place, and I'm so excited that we factored a deck into the cost and got to build our dream deck space. Of course, we went a bit over budget (mostly because I really wanted some shade #palepeopleproblems) but I think it was totally worth it. We had a bunch of parties up there this summer, and also went up by ourselves just to relax or have a drink under the stars (and airplanes - we live right under a flight path!).

So what am I still working on, besides a little more artwork? Our bedroom! You'd think that would be one of the first spaces we finished, but I was more concerned with getting our main living space in order, and had a lot easier time decorating little spaces like my office, bathrooms, and hallways, than tackling our bedroom. On Black Friday I finally found some lamps I liked and ordered a gigantic floor mirror that was on backorder and was just delivered on Saturday. We're still looking for a chair and footrest, somewhere for Jeff to put all of his shoes (#highmaintenence hahaha), and finishing touches like art, pillows, and some updates to my vanity (which still looks like this!! Holy 2012!). I eventually would like to replace our bed frame and nightstands too, as those are our only remaining hand-me-downs from Jeff's dad, but I'm willing to wait a little longer so we can save up for those .

While this year has definitely been a whirlwind, I'm so glad we decided to take the plunge and become homeowners. I can't wait to make a lot of new memories in our home together!

P.S. I realized while looking for photos for this post that I haven't shared any updates in a while, a lot has changed!! I'll be sure to share some new pictures soon!

Statement Earrings + Lace-Up Heels

Sweater (similar here, I also love this one I got for my mom for Christmas - sizing tip, these always shrink in the wash so definitely get it a little big!) - LOFT / Pants and Bag (super similar under $30!, or a splurge)  - J. Crew Factory / Earrings (similar here, I also love these druzy drops and this fun striped pair) - Sole Society / Heels (currently half off!!) - Sam Edelman

When I want to get a little dressed up but not look like I'm trying to hard, I like to combine a couple of dressy items with pieces that are more casual. That way you can fit in anywhere, whether people are dressed to the nines or are in jeans and tee shirts. For example, here I'm basically just wearing leggings and a tunic, but add in some fancy earrings, lace-up heels and a cute little bag, and suddenly I'm ready for a little dinner date or a night out with friends. Bing bang boom. I've actually worn this exact outfit for a fancy work dinner, for a casual Saturday out with Jeff, and for happy hour. And probably some other times, because once I find an outfit I really like I can't get enough of it ;)

For a long time I had a problem with statement earrings, I loved the look but most of them are just way too heavy for my ears. I think whatever bored teenager who was working at Claire's the day I got them done put the holes a little too close to the bottom, so they just can't support much! This pair, however, is perfect - major shine with minimal weight, so I can actually wear them all day. Another pair I've found that work are these mini tassel earrings - the regular size were too much, but the minis are perfect.

Oh, and can we talk about these heels for a second? I haven't shared them on the bloggy since October, but I swear I wear them all the time! Or, you know, at least as much as I can when it's not snowing or raining and the temperature is above zero, which is a tricky ask in Chicago in the winter. I normally can't wear a pair of heels all day, but I think these work because my foot is basically strapped in, so there's no rubbing anywhere, not even the bottom of my foot. Now if only Chicago would cooperate so I could wear them more often. You had better believe they made an appearance on our trip to Vegas for New Year's though! I'm currently putting together a post about my favorite things to do in Vegas and a little recap of our trip that I'll be sharing next week. You know, if I can get my act together ;) Have a great Tuesday!!

This Weekend...

This weekend I...

...Went out on Friday afternoon with a bunch of my co-workers to say goodbye to someone who was leaving, and had maybe a tinge more fun than I expected - I realized at 10 that I hadn't eaten dinner! If you know me, you know that I do NOT skip meals hahaha. We were too busy laughing and gossiping and dancing and whatnot ;) I had a ton of fun but I had a bit of a rough start Saturday morning - I guess that's why I usually spend my Friday nights falling asleep on the couch while trying to watch a movie!
...Did a lot of work around the house. We still had all of our Christmas stuff up, so I got all of that and our tree packed away and down three and a half flights of stairs to our storage closet. We also got a freaking gigantic mirror delivered on Saturday that I've had on my wishlist since this summer so I had to clean/reorganize our bedroom to make room for that. With all of the stairs in our place I counted those two activities as my cardio for the day, my thighs were definitely feeling the burn!
...Had my sister's family over for dinner and made this bolognese from SkinnyTaste, which let me say is freaking amazing! We're going to have leftovers for the next year or so, so hopefully I keep loving it hahaha. We also made this ricotta dip I shared on Instagram, which is basically whipped ricotta cheese, olive oil, and fresh herbs - so good!! I left out a couple of Christmas toys that my niece loved the last time she was over, and it was so cute watching her run laps around my couch with a jingle bell in hand.
...Lit our first fire in our fireplace! Sure, we only moved in a freaking year ago, but we just got it swept out and inspected so we decided to pop open a bottle of wine and light a fire! And when I say "light a fire" I really mean "use a lighter on a log bag" - I may have been a Girl Scout for ten years but building a fire was never a skill I acquired!!

I hope you had a good one!

Friday Finds

Happy Friday!! After a whirlwind of a holiday season, we finally have a free weekend! I'm super excited to lay around, and more excited to (hopefully) get our Christmas tree taken down - that thing has been up for almost two months at this point! Jeff is headed to a guy's night today so I'm planning on taking it easy and maybe finishing Bridget Jones's Baby - I started it on the plane home from Vegas and thought all of the charm and fun of the first two movies was definitely still there!

I was chatting with my sister about the Friday Finds posts, and she said they're her least favorite posts of mine, mostly because she wants everything but thinks it's too expensive! I was planning on shifting to "Finds under Fifty" for 2017 since this little blog is fairly budget-focused, but I totally failed at my first attempt - only the first two are under $50! Sorry Ellen! So just know that there might be a little shift to keeping my finds under $50 or under $100, depending on my ability to hold myself to a budget for my fake shopping. Oh, except the shopping isn't necessarily fake, because I bought the peplum tee while putting this post together. The struggle is real.

Recent Reads

I'm sure I've mentioned it before, but I've always been a huge bookworm. When I was little my head was always in a book, and unfortunately usually a bucket hat too. These days I have a lot of time to read during my daily commute into River North, and I usually go through about a book a week. I had a little more time over my break from work plus had a couple of overlapping library books that I had to finish in a hurry, so I've gotten through a lot of books over the past couple of weeks. Here's what I've been reading:

The Mothers: A story about two best friends and how decisions can ripple through your life for years to come, The Mothers was a book that really stuck with me. The book follows two girls who have both suffered loss as they grow from high schoolers to adults, and find that their lives are more intwined than they could have imagined. I thought the characters were really relatable and the writing compelling, and I found it really interesting that the story was told through the eyes of "The Mothers," the church ladies in their community. This was one of my favorites of the year.

Secrets of a Charmed Life: I should have known from the cover that this wouldn't be my favorite, but I have a soft spot for historical fiction about WWII, so I decided to give it a chance. The story takes place in London, where two sisters have to be evacuated to the countryside ahead of the Blitz. One girl's ambition takes her back into the city, which has unintended consequences that tear their family apart. Ultimately, I could see every twist coming a mile away and thought the conclusion was a little too far-fetched, making it hard for me to love it. If you're looking for an easy historical read though, this still may be your jam.

Losing It: If you're looking for a fun, easy read, this is the one! Losing It follows the life of Julia, a twenty-six year old virgin, as she moves in with her aunt for the summer with the goal of losing it. I actually ended up reading the whole thing in one flight, and kept holding myself back from laughing out loud at Julia's awkwardness and the situations she keeps getting herself into. The story was hilarious but also touching, and Julia was so relatable and fun that I was definitely rooting for her and her v-card the whole book!

Heroes of the Frontier: I so, so wanted to love this since some of Dave Egger's other books have been my absolute favorites, but I thought Heroes of the Frontier just missed the mark. The story follows a single mother, Josie, and her two children as they run away from reality to Alaska, where they drive through the wilderness in a rusty old motorhome narrowly escaping one disaster after another and, of course, finding themselves. Ultimately, Josie and her mid-life crisis felt forced and unrelatable, and the situations she got the family into implausible - I literally laughed out loud at how crazy the ending was. Maybe next time, Mr. Eggers, maybe next time.

So tell me, what have you been reading lately? Any good recommendations?

A Little Day Date

Tee and Pants - J. Crew Factory / Sweater (similar) - LOFT / Scarf (super similarsimilar for less than $10!) - Forever 21 / Boots (almost exactgorgeous tan version) - Bandolino / Bag - Sole Society / Earrings and Ring - BaubleBar / Lip - Bare Minerals (in Juju)

Last week I took the whole week off of work for a little rest and relaxation. I wanted to do a little staycation here in Chicago had a lot of things planned for the week. Jeff was supposed to have the whole week off too but ended up having to work several hours every day, so we didn't end up having enough time to squeeze everything in.

We did, however, manage to make it downtown for a little day date! We wandered around Millennium Park in the cold and saw the Bean and the big Christmas tree, which was especially fun for me because I used to work a block away from the park so I'd go just about every day. After that we went up to Cindy's for lunch and a few cocktails. Cindy's is on top of the Athletic Club and has a beautiful view of the park and Lake Michigan. I made a reservation even though we were going really early, which meant they put us at one of the best tables right next to the windows - it was so gorgeous!!

The food at Cindy's was so good too - we freaking loved the tartine, and I even managed to get Jeff to share a salad with me, which is impressive because usually when we get small plates he only wants meat and more meat. I also accidentally ordered a cocktail that had scotch in it - whoops! Once I realized the mishap and ordered something I would actually like, I really loved the cocktails too.

After lunch Jeff had to go home to do a little more work, while I wandered the Magnificent Mile for some slightly tipsy afternoon shopping - always exciting ;) Now if only I could have another week off of work to explore the city!

The 2016 Budget

Welcome to my shopping budget recap for 2016! For the past three years, I've set a monthly clothing budget for myself of $300/month, but I'm not super strict on myself - if I go over one month, I'll try to real it in the next and vice versa. My budget includes everything I wear except for undergarments, pajamas, and workout clothes, and does include bigger ticket items like shoes, coats, and special occasion dresses.

This year I struggled with my budget in that I started to find it limiting. It's probably because I'm now working in an area with higher-end stores, but I did start to feel like I couldn't buy anything I really wanted. I did not, however, struggle in staying under budget - I just bought less. And actually, in looking back at my year overall, I didn't buy that many things that I now regret, so I guess I did okay ;)

Here's my monthly breakdown for what I spent this year:

January - $158.37
February - $293.60
March - $246.74
April - $223.72
May - $409.49
June - $276.30
July - $284.65
August - $339.27
September - $212.94
October - $340.66
November - $237.90
December - $445.94

Total Spent: $3,469.58
Average Monthly Spend: $289.13

That total might seem like a lot for the year, but for me the majority of my clothing budget comes out of my "extra money" that I get from freelancing and affiliate links on this blog (p.s. thanks for clicking!).

So, like I said, I don't think there were a ton of misses this year, but I do have a couple of purchases that probably should have hit the return pile:

J.Crew Factory Drapey Tee - originally $59.50, on sale $39.50. I bought this near the end of summer, and I just really wasn't interested in wearing the color after a week or two. The sizing also isn't perfect on me. Who knows though, it may get some use next summer.
Old Navy Fringe Sandals - originally $22.94, on sale + used credits $11.76. I think in my brain I thought I'd be going to the pool a lot and need some slides. Um, no. The only time I went to a pool all summer was when we were in Tahoe scoping out celebrities, and I don't think these sandals even came along for the ride.
Old Navy Tee Dress - originally $24.94, on sale $10.70. I really liked this dress when I got it, but I think it washed weird - after the first wear I never thought it was flattering.
Gap Tote - originally $54.95, on sale $22.97. I used this tote exactly one time and then forgot about it. I guess I didn't need it!
Gap Shift Dress - originally $59.95, on sale $35.97. Ehh. This just ended up feeling a little too tomboy, I think I only wore it once or twice.

So... maybe I should stop shopping the super sales at Old Navy and Gap?

I had a really hard time narrowing down my favorite purchases of the year because I really love everything, but here are my favorite purchases for 2016:

Coach Riding Boots - originally $265, on sale $158.90.
Sole Society Bliss Drop Earrings - $34.95.
Sam Edelman Lace-up Heels: $130.
J.Crew Factory Striped Shirttail Sweatshirt - originally $65, on sale $44.50.
endless rose Pom Pom Dress - originally $71.00, on sale $49.70.
J. Crew Factory Scalloped Linen Top - originally $75, on sale $44.50.
TOMs Booties - $138.95.
Old Navy Distressed White Jeans - originally $36.94, on sale $19.67.

I would write a little description for each item, but basically I love them all and wore them a ton. With the exception, that is, of the little white dress - I only got to sneak in a few wears before the temperatures dropped. I'm planning on wearing it nonstop in 2017 though!

So, what are my thoughts for 2017? To combat my issue of feeling like I couldn't buy the things I really wanted, I considered switching to a quarterly or annual budget, but like I said last year, I really prefer the structure of the monthly budget - it really helps me stay on track. That being said, I am going to make a change. Since my income has increased since 2013 when I first started budgeting, from my day job, blogging, and freelancing, I decided an increase on the clothing budget is in order. For 2017, I'm going to target spending $350 or less each month, with an annual budget of $4,200. We'll see how it goes!

So tell me, did you budget in 2016? Are you planning to budget in 2017?

P.S. You would not believe how many times I typed the wrong year in this post. Not just, like, 2015 or 2016 - I caught myself typing 2012 at one point. What?!

P.P.S. Check out my 2015 and 2014 budget recaps!
